Willow Creek Meadows is conveniently located 16 miles northwest of Pinedale, Wyoming, on Sublette County Rd. #23-120, and one hour southeast of Jackson Hole. With a population of approximately 1,400 in Pinedale and 6,000 in Sublette County, this charming western town is supported by local industries such as ranching, recreation, tourism, oil & gas, logging and government.  The Sublette County Airport (Wenz Field) is located approximately 21 miles from the ranch and has an 8,900' runway that can accommodate most private jets.  Commercial service is available one hour away in Jackson Hole, which is serviced by Delta, United, American and Northwest.  Rock Springs, Wyoming, is located 1 ½ hours from Willow Creek Meadows and offers commercial service by Great Lakes Aviation, connecting through Denver.



Willow Creek Meadows has always been an important hay and cattle ranch for the Pinedale community and is rich with local history.  In addition, several well-known national figures have spent time on the ranch in past summers including the Kennedy children and during the ownership of one of the songwriters, John Perry Barlow, the Grateful Dead Band.



Willow Creek Meadows consists of 6,135 deeded acres that includes approximately 500 acres of irrigated hay meadows, a 40-acre lake, three ponds, 7 miles of Willow Creek, and scenic frontage on Willow Lake.  The ranch offers breathtaking views of the Wind River Mountain Range (home of Gannet Peak, the highest peak in Wyoming at 13,804’), the Gros Ventre Range and the Wyoming Range.  The ranch borders the Bridger–Teton National Forest and State lands as well, offering thousands of additional acres to enjoy and explore.  Willow Creek Meadows has been used for hay production and cattle grazing, and there is also a grazing permit on the National Forest.  The forest service grazing allotment is for Little Flattop and includes 4,739 acres, and there is an additional 800 acres of State Land within the ranch boundary.



The ranch improvements include a one-story 2,363 sqft, 2BR, 3BA home with an unfinished basement and office/bedroom built in 1962 that has been remodeled.  The home has an attached garage and a detached garage, and there is a 1BR, 1BA guest cabin.  There are two barns and a full set of corrals, including scales, for working and shipping cattle.
Willow Creek Meadows is clean and well-kept with the ranch roads, fences and irrigation systems in excellent condition.  The fences and cross fences have been built for convenience however occasionally there might be a slight variation between the locations of the existing fence lines and the legal description.
Water for Willow Creek Meadows is supplied from Willow Creek with secondary water supplied from Willow Lake Reservoir.  The oldest priority date for the water rights on Willow Creek is May of 1889.  Willow Creek is the source for the direct flow water rights to approximately 2,174.3 acres with a total flow of about 27.35 cfs. 
The Willow Lake Reservoir provides an additional source of irrigation water for Willow Creek Meadows, of which the ranch owns 8% interest in the stored water of the Reservoir.  In the past there has been some question as to the actual capacity of the Willow Lake Reservoir, and the State Engineer’s Office and State Hydrographer’s have concluded that the approximate usable water righted storage capacity of the Reservoir is determined to be about 13,850-acre feet of water.  Accordingly, the amount of water available from the reservoir for use on the ranch is about 1,100-acre feet.  Note:  This stored water is not tied to any specific land, so consequently, said water may be applied to any of the water righted lands on the ranch or to other lands the owner deems beneficially irrigable.
Willow Creek is a beautiful spring creek fishery that meanders across the ranch for approximately 7 miles and offers superb fishing for wild trout.  Its source is in the Wind River Mountains and flows into the New Fork River, immediately upstream of the Pinedale town limits.
A 40-acre private lake and three smaller ponds are located onsite.  All are stocked with trophy trout and fed by natural springs.  These are great waters for practicing casting and wonderful places for kids to experience trout fishing.  The 40-acre lake was designed with a shallow eastern portion for optimum waterfowl habitat.
Willow Creek Meadows also borders Willow Lake on its western shore, a public lake consisting of over 1,600 acres, which is otherwise surrounded by National Forest lands.  Willow Lake provides outstanding views of the forested foothills to the Wind River Range and an ideal opportunity for boating, water skiing and fishing.  The lake hosts rainbows and lake trout (Mackinaw), and it has been stocked in the past with Kokanee salmon.
