Highway frontage and panoramic views in a very private setting. This 422 acre ranch is in the foothills of northern Crook County on the northwestern side of the Black Hills. Its located between Hulett, Wyoming and Alzada, Montana with paved access on Highway 112. This picturesque property has been in the same family for several generations.

The terrain varies with big rolling hills that offer long-range views of the Black Hills and the surrounding countryside. The higher elevations descend into rough draws with timbered pine and cedar country on the west side. On the east side, near the highway, there are open grassland meadows. Several reservoirs on the property provide water for livestock and wildlife. The Gaff Creek drainage runs through the western side. Wildlife in the area includes mule deer, antelope, turkey, mountain lion, bobcat, coyote, fox, eagles and hawks.

Remnants of the Cochrun family homestead cabin are still visible among the trees. In 1919 the family moved to this homestead near Gaff Creek. The property is currently operated as a working ranch and leased for summer grazing.

The land is located about 22 miles north of Hulett with approximately 1/2 mile of highway frontage. The property lays on both sides of the highway with approximately 42 acres on the east side and 380 acres west of the highway.

Was priced at $590,800, now reduced to $507,000 or approximately $1,200 per acre.
